Advertisement of Properties

RealtyWholesalers.com is a forum where Investor/Sellers of Real Estate advertise properties to Investor/Buyers. RealtyWholesalers.com does not own property, but merely advertises property for sale. RealtyWholesalers.com advertisements of real property do not involve legally binding offers to buy and sell. Our property listings are simply a way for sellers, Realtors, and builders (herein referred to as “sellers”) to advertise their wholesale real estate and potentially sell them. RealtyWholesalers.com is not involved in the actual transaction between buyers and sellers and, as a result, has no control over the quality, safety or legality of the properties advertised, the truth or accuracy of the postings, the ability of sellers to sell property or the ability of buyers to buy property. We cannot ensure that a buyer or seller will actually complete a transaction.

Possible Brokerage Relationship

RealtyWholesalers.com is a subsidiary of Realty Wholesalers, Inc., a licensed Florida Real Estate Brokerage. Realty Wholesalers, Inc. may or may not represent either a Seller or Buyer, and in such case, be eligible to receive Commission for real estate services in a transaction. The following is a disclosure of Realty Wholesalers’ notice to our buyers that we are functioning as a transaction broker in all transactions:

TRANSACTION BROKER NOTICE

FLORIDA LAW REQUIRES THAT REAL ESTATE LICENSEES OPERATING AS TRANSACTION BROKERS DISCLOSE TO BUYERS AND SELLERS THEIR ROLE AND DUTIES IN PROVIDING A LIMITED FORM OF REPRESENTATION.

This limited confidentiality will prevent disclosure that the seller will accept a price less than the asking or listed price, that the buyer will pay a price greater than the price submitted in a written offer, of the motivation of any party for selling or buying property, that a seller or buyer will agree to financing terms other than those offered, or of any other information requested by a party to remain confidential; and
  7. My additional duties that are entered into by this or by separate written agreement.

Limited representation means that a buyer or seller is not responsible for the acts of the licensee. Additionally, parties are giving up their rights to the undivided loyalty of the licensee. This aspect of limited representation allows a licensee to facilitate a real estate transaction by assisting both the buyer and the seller, but a licensee will not work to represent one party to the detriment of the other party when acting as a transaction broker to both parties.

Real Estate Licensees

Licensed real estate professionals using this site, whether representing sellers or buyers, are responsible to conform to laws and regulations applicable to advertising and completing a real estate transaction according to the State jurisdiction(s) where the licensee is licensed.

Restrictions on Use

Electronic Mail Direct Marketing Program

RealtyWholesalers.com may develop and participate in electronic mail direct marketing to users of this web site who elect to receive electronic mail of specific interest to them. In keeping with this Agreement, RealtyWholesalers.com does not forward the names and addresses (electronic or otherwise) to third parties. Advertisers who participate in RealtyWholesalers.com’s electronic mail direct marketing program identify the category of users who would most likely be interested in their goods and services. RealtyWholesalers.com then forwards the advertisements to users who have elected to receive that category of electronic mail. Users may elect to not receive similar electronic mail by requesting that their e-mail address be removed from the mailing list by selecting the appropriate option included with each e-mail advertisement sent by RealtyWholesalers.com. In addition, users may elect to be removed from such lists at any time by sending a message to the System administrator at webmaster@ RealtyWholesalers.com. Termination of This Agreement

This agreement is effective until terminated by either party. RealtyWholesalers.com may terminate this agreement at any time and without notice to you, if, in its sole judgment, you breach any term or condition of this agreement. Upon termination, you must destroy all materials obtained from RealtyWholesalers.com. In addition, by providing material on this web site, we do not in any way guarantee that the materials will remain available to you. And RealtyWholesalers.com is entitled to terminate all or any part of any of its web site without notice.

Jurisdiction and Dispute Resolution

These Terms of Use shall be governed by, construed and enforced in accordance with the laws of the Florida, as it is applied to agreements entered into and to be performed entirely within such jurisdiction. To the extent you have in any manner violated, or threatened to violate, RealtyWholesalers.com and/or its affiliates' intellectual property rights, RealtyWholesalers.com and/or its affiliates may seek injunctive or other appropriate relief in any state or federal court in the State of Florida, and you consent to exclusive jurisdiction and venue in such courts. Any costs and fees other than attorney fees associated with the dispute resolution will be shared equally by each party. RealtyWholesalers.com may modify these Terms of Use, and the agreement they create, at any time, simply by updating this posting and without notice to you. This is the ENTIRE agreement regarding all the matters that have been discussed.
